I found a pretty good deal, but...

Recently I came across a pretty good deal in Philadelphia, but I don't have the funds for the deal. The details: three floor row home shell in Fishtown. Listed at $78k I was, however, able to talk the sellers down in price considerably (down to around $50k). I estimate the rehab will cost around $100k and the comps for similar properties in the area are $210k-$225.

The problem is that I don't have the cash (or credit) for this type of deal. I would love to work with someone on this deal or other deals with decent profit margins. Is anyone interested in working together or know a way of obtaining nonconventional funding?
