Using Equity in Buy and Hold Rental Property

I have a rental property that is currently owner financed. I have had the property and it has been tenant occupied for 2 years now. Can I use the equity in the retal property as a down payment towards another buy and hold rental property? According to Zillow minus the amount I owe, I have about $20k equity.
