12 month seasoning for non-owner?

I bought a rental SFR 2 month's ago with cash (25k), rehabbed it (10k)and have been trying to put financing on it. I've talked to several Local banks and brokers and they all tell me the property needs 12 month's seasoning. Is this typical? should I keep trying?
