Lenders who do in Multiple States

Hi, I would like to refinance my investment properties, a duplex in TX, 1SFR and 12 units in KCMO. 

I've been wondering how to find lenders who do loans in multiple states? Would anyone recommend doing a blanket loan or is it better to separate the loan for each property for best rate?
