Best Financing Option for my situation

Currently I am deciding what type of financing I think will be best for me.
-Credit score 720+
- 10% cash for down payment 

I am actively seeking a multi family in the North Shore (North of Boston) of Massachusetts.

As much as I would prefer to not owner occupy the property, it seems to be the only option with what I have available for a downpayment (10%). I have a shared placed right now that costs me almost nothing, so if it was ever possible I would rather not owner occupy the property. 

This will be my first property, with the intent of holding it as a rental property for many years. I am interested in what everyone's thoughts are on 80/10/10 vs 90/10(with PMI). I have looked at FHA loans in depth, but am not sure it would be cost effective, because I would need to refinance if I ever wanted to ditch the PMI.

I would love to hear any suggestions!
