i am looking to get financing in detroit so i can acquire 3 more rental properties. (already have 2). So my question is has anyone ever used  http://www.corporatefundgroup.com/ i got a message from someone over there and there rates are from %4.99-%12, application process looks pretty simple but i dont want to get scammed. please tell me your experiences and what you guy think?? -brandon

I would ask him what the parameters are for the different interest rates. If he comes back with a good clear answer then I would consider them. If they state: 90% LVT 12%, 80% LTV 11%, etc down to 50% LTV 5% that would make sense. As a lender myself, I charge the same fee to all regardless of LTV. If I don't like a deal because of the collateral risk, I simply say I won't lend that much. If they agree to put more down, the rates don't change but they do get the money. 5%-12% is a BIG spread. If they NEVER really give 5% then you must consider that dishonest right out of the gate before you do business with them. If so, what else might they not being truthful about?
