Private Money for Marketing Expenses

Hi fellow real estate investors, hope you guys are all having your slice of success.  I have been curious to know if anyone has raised money for marketing and monthly ongoing expenses for their real estate business and if so how do you structure your paybacks and incentives. 

Would you guys recommend to just give a return on the initial investment or a piece of each deal driven from the leads that the marketing produces.  

And where would be the best place to find these kind of lenders (the marketplace HML?) and what is the best way to approach them? With an executive summary, full business plan or something more simple? Thank you so much guys.
