Looking for a MORTGAGE BROKER in Massachusetts

I'm looking for a mortgage broker I can refer business to in Massachusetts. We are primarily SFR sales, but also work with a lot of rehabbers.

Here's what I need from a lender:

- Licensed in Mass. (obviously) with a local presence.
- Responsive.  Answer the phone.  If not on the spot, at least return our calls in the next couple of hours.
- Ethical to the nth degree.  Clients first, profits later.
- Hungry.  Willing to work on difficult loans and advise borrowers with credit problems.
- Provide solid advice to those needing credit help.
- Thorough. Have a system (CRM) to stay in constant contact with potential buyers, even those undergoing credit repair that might take 2 years. NOBODY falls through the cracks.
- Keeps us in the loop regarding borrowers and their readiness to buy.
- Willing to spend some co-marketing funds (in 100%+ compliance with RESPA) with mailings, social media, other ad campaigns.
- Willing to attend open house events to pre-qualify buyers (almost always Sat/Sun).
- Access to all the usual loan products like USDA and FHA but also access to portfolio lenders and hard money for our rehab clients.
- Will refer clients to us when a buyer without an agent contacts them.
- Willing to sponsor events like 1st-Time Homebuyer classes and other community events.

We generate several referrals every day.  Many will never qualify for a loan, but many will. We have well over 200 leads, currently in some stages of getting ready to buy.

I'm not looking for a "one and done" lender.  I'm looking for a solid relationship that benefits all concerned for a long time.
