Where can a foreign national find finance?

Hi folks,

Im an Australian working on a yacht that spends much of its time in the US. Im here on a B1/B2 visa and Im really keen to get into the property investment market here. The wall that I'm repeatedly running into is a lack of financing sources. The only possibilities I've come across is ~30-40% down and ~9% interest!

Does anyone have any advice or leads for me? Im looking to buy and hold in the single family rental market range of $50K-$100K in the Memphis, TN area or Charlotte, NC.

Any help would be greatly appreciated.
