Refinance on rental property questions...

Hello! Looking for a bit of advice. I have a rental property that I refinanced a few years back with a Streamlined FHA non-owner occupied loan. Thinking about refinancing it again but am curious if I should refinance into the same type of loan or to go conventional. I would think if I can get a conventional loan without PMI, that'd be the way to go. Also, I'm thinking of using an LLC for this property. What's the process to to that? Is it a good plan? Will look for references for my questions, but wanted to put it out there for you all! Thanks for your advice! Mark
