Philadelphia Area - Mortgage Brokers/Lenders

Does anyone know of a mortgage broker or portfolio lender in the Philadelphia area that gives good appraisals for rental properties? I'm going to try to get a mortgage on this property and I don't know what to expect (1st one). I think it could be anywhere from 50k - 100k. I really need it to be 75k or up.

Do different lenders give drastically different appraisal values?

Also - any of the lenders you know of do ARV before 6 months if there is a mortgage in place?

Thank you!
