Looking to raise private money

Hello BP,

I'm an investor looking to raise private money for buy/hold multi's and before I approach potential investors, I'd like some information as far as the necessary documentation and forms needed.  My goal is to make my offer more attractive and marketable, but more importantly, to make the potential investor feel safe and secure as far as their investment and the risk associated with it.

I'd like to be able to show individuals that the ROI that they'd receive with my deal(s) would be far greater than what they're currently receiving from their local bank and to be able to put things in writing for their convenience and peace of mind.

I thank everyone in advance and look forward to any and all input.
