Best Refi Rate in SoCal?

We've got a couple of SoCal high-equity rental properties with 24 yrs. left on their 30-yr. fixed, 3.75% mortgages.  We're looking to refinance them into 20-yr. fixed mortgages if we can get a lower rate w-no points and no money down.  Does anyone have personal experience with a lender they might be able to recommend?  They're held by Wells Fargo, but unbelievably, they wanted to charge us a higher rate for a refi because they're investment properties.
