Private Money Documentation Assistance
I am new to real estate. I am almost done my first JV. So far so good. I have a bid accepted from a bank REO for a home to be rehabbed and flipped. I was planning to use hard money for that deal. There is a private money lender I have been chatting with for some time. His background is in finance but never in real estate. I sent him a project overview with all the numbers that I ran trough a deal calculator. He said he is in but wants a terms sheet. I am familiar with terms sheets from my background in technology, but have never seen one for private money for flips. Does someone have a template or example they could share?
