Refi for BRRR Duplex in Austin

Hi All,

I'm working on closing on a duplex in Austin. It will get a facelift, which will be done near the end of September. I understand typical 6 month requirements on seasoning, but wondering if anyone out there has any good local banks or contacts that offer more flexible terms. 

The ideal loan product would offer a cash-out refi prior to the 6-month seasoning, with the loan amount based on 70% - 80% LTV. This loan will be in the $250K range. Cash out would be minimal, in the $15K - $20K range to recoup closing and finance costs.

Borrower and co-borrower have well-paying corporate jobs and credit scores of 720+.
