10% vs 90% advice?

Although newer to the site I have found great insight and made many great connections so I am on the hunt for advice, I am in a bind, I currently have the capital needed to fund roughly two to three true turn key investments already cash flowing. My current investor has become Wishy Washy and my little voice is screaming abort mission plus the percentages were far extreme. Do I stay on the hunt for a new investor for the 10% or take the loss on the other two deals and lock in the one?
