Would like objective opinion on HML #s

I'm dealing with a lender in cental Ohio. I have a fix/flip, two weeks from completion, needing $10k to finish. My investment is $26k cash. ARV $80k.This is the only "deal" I've been offered. $25k. 15.99%. 12 month term. Interest only payment. No prepayment penalty. $750 funding fee. $2000 loan origination fee. $400 underwriting fee. These fees seem high to me. I was quoted 5pts. The loan is written as a portfolio loan, which I thought was odd. Do these fees seem in line to you pros? Any suggestions? I'm in urgent need to finish this project. Thanks.
