Houston Private Lenders

Hello Everyone,

I am trying to get started with my first rental home. I am currently set up with some friends of friends that would like to live with me in a 3b 3b townhome in East downtown  in Houston.

I think this is a solid deal if I can get a lender to go in at less than 7% to finance my getting started. I am not getting approved by any bank as i am young and have very little credit to my name. My income is also erratic due to working for a small tech startup where I mostly get paid on commission--However; with this set up I would be having my roommates pay the mortgage with their monthly rent and I would take a bit off the top if I can get the right lender involved at a decent interest rate. After a year or two when I have built up enough equity I want to refinance to get the bank to pay off what I owe to the lender so they have a quick turnaround as well.

Im new at this... am I missing something? Has anyone worked with good guys in Houston?
