Land Financing Deal

I have never bought and built on land, but believe i have an opportunity. I is a nice Mountain property.  I currently have a house that I live in, and have two rental properties.  I am cash flow positive on my rentals and live below my means.  
What I am wondering what are the financing options.  If I do not plan to owner occupy.  I would like to build and rent the property.  I am not sure how to run numbers unless I can figure costs and financing is a huge part of this.  Anybody have any advice or good lenders to talk to.
