Any experience with Gap Lenders?

I have a repeat customer looking for a loan from me, but he has multiple flips in the air and doesn't want to use all his working capital for a down payment. He has the liquidity to do it, just isn't comfortable letting it go. I can get him 90% of the cost basis, and I'm looking for someone to come in and cover the other 10%. Has any one had any experiences with gap funding companies that they can share? I'm skeptical of just picking someone off Google because I have to know they'll follow through. Thanks in advance
