Trying to understand Private Lending/HML process.

Hello everyone. As a new investor I have read about different strategies to obtain money for investment properties. One of them is Private lending and HML which I know are similar. Can anyone breakdown a scenario for receiving a HML to flip and also to buy and hold? Thank you for your time and I will be sure to take notes.
