Looking for Rehab lenders in Chicago area

Dear fellow Chicago RE investors, I am looking for a lender on a Rehab loan for a 4 unit multi-family residential property in Chicago . So far I called 5 small banks and I got a bunch of "We don't do that"s and "Let me get back to you"s, but im still looking and refuse to give up. 

I have a contractor ready to start and a tenant list ready to fill the 10bd/8ba property in as soon as he is done. Rehab will take 3-4 months (contractor says 2).

After that I want to refi out and repeat, but I just cant get any traction on this short term loan. I even called a couple of HMLs with no reply.

I have the cash to get started one unit at a time, but I don't want to dip into our emergency CapEx fund, as we have other properties too.

Any help in directing me to the right institution would be greatly appreciated. Thank you.
