Best Company to Refi with

Any suggestions on a refi company. I am 2 years into a 30 year covential with no PMI. House is worth 245-260k. I owe 182,472. original loan was 189,600. I have a 4.25 rate. I just refinanced a separate home with much less equity and it was really easy but it was a FHA stream line refi. I am running into problems on this one. Based on my previous refi, I thought I could do this one for low to no closing cost, keep the 4.25 rate and save $30-45 a month on the payment. not a lot of money but if I can increase my cash flow by $40 and not incur closing cost I want to.

My current note with escrow is $1300 and I have the house rented for $2100. I have had tenants in it for 2 years and just renewed the same tenant for another year.

Thanks for any suggestions. I have only tried Chase and Carrington so far. Thought I could save time by reaching out to the community before dialing every loan company I can find.
