LEVERAGE THE DEAL?

My partner and I have been talking about how to grow our business substantially over the next year.  We heard a podcast about blanket loans and think this is the best way to go.  We plan to leverage a $500,000 blanket loan with $100,000 down.  Out of this loan we would buy our "buy and hold" properties and our "fix and flips".  This sounds like  a good idea to us but figured why not put it out on BP and see what the community says.  Is this a good idea?  Who do we target when going after the blanket loan?  Will it be as cut and dry on the bank side as we think?  Any help is greatly appreciated.
