Offered Two Venture Contracts - Need Private Lender To Close

My startup real estate management company's business plan and proposal was reviewed by two venture capital groups. Both groups approved my company for working capital injections for $5MM and $8.5MM. The $5MM deal requires an $6500.00 attorney escrow fee and $8.5MM requires a Performance Surety Bond of 1% which is $50,000.00. Where can I can find a temporary transitional loan, bridge loan, private lender or funding partner to assist with closing these deals.
