Looking to Cash Out ReFi to continue BRRRR process

Looking for Input on a Cash Out Refi. I went to my local bank where I carry both my personal account, business account, have a traditional mortgage on a previous residence I now rent seperately from my business portfolio and a HELOC looking to do a cash out REFI on some if not all of my business rental portfolio. They weren't interested in talking about those properties at all, but instead wanted to persuade me to do the Cash Out Refi on the traditional mortgage on the previous residence.

The business rental portfolio (5 SFRs + 1 duplex) has a value of $280k with no debt.  Total monthly rent roll when fully occupied is $3600/mo.

Any advise would be appreciated.
