Good options for funding a rehab project

My wife and I are on the verge of selling a sfh that has been a rental property for about 5 years.  We want to put some money into it to increase its value--probably $50-60k.  We have approximately $100k of equity in the house as-is.  We have about $100k of equity in a different investment property as well.  What are our best options for a low-cost, short-term loan for the rehab?  We'd be willing to pay a little more for an option with minimal hassle/paperwork.
