[sticky plz] Put the issue in subject line, not type of financing

Subject says it all. Subject lines like "FHA loan" and "Hard Money" and "can i haz mortgae plz?" and "cash flow positive" tell us nothing that would indicate if we are in a position to help you or offer guidance, or not.

I'd probably post more here if threat titles contained actual subject lines that let me know if I might be able to help or not, and not just the type of financing or region. 

Bad thread titles, taken from page 1 right now:

  • FHA Loan Requirements [ya, there are a lot of them]
  • Houston's Community Banks [what about them]
  • Refinancing [yes, that is a thing]
  • HARD MONEY LENDERS [what about them?]
  • HELOC / Cash out refi [yes, both of these things exist]
  • Looking to refinance. Advice? [about what specifically]
  • Hard money lenders [yes, these exist, I just said that]
  • 20% down? [yes, what about it?]
  • refinancing my property. [yes, as I said, refinances exist]

Better thread titles:

  • Conversion of departing residence to rental.
  • DTI, self employed 1.5 years.
  • Is hard money necessary? Foundation issue.
  • Rates v reliability? Realtor pressure.
  • FHA, married, spouse debts need to be counted? [CA]
  • Refi out of ARM? At 3.5% on a 5/1, could go 4.375% 30 yr.
  • 4-unit with store-front... residential or commercial mortgage? 
  • Triplex, counting rent, just reno'd it during last tax year.
  • Job change to 1099
