BRRR Strategy and Refinancing

I am about to complete a rehab on a house I bought with all cash around the Kansas City area and am looking for ways to get my cash out. Does anybody have any recommendations on what lenders to go to? I was wanting to do conventional 30 year but don't want to wait the 6 to 12 month seasoning. If a portfolio lender does offer some type of 30 year that would be best. Any help or recommendations would be greatly appreciated! Thanks in advance!
