Need creative funding for an auction

I am looking to secure funding to participate in property auctions. The main issue is that if I don't win an auction for a property I try to buy or if it sells above my max offer, I don't need the loan! Is there any type of creative financing available for this kind of situation that is contingent on winning an auction (knowing that I need cashiers checks in hand to pay for the property in full).

I know a heloc would be great for this, but thats going to take over a month to have the credit available. Anything else out there?
