Grouping Properties into one big lot

I currently own 4 condos free and clear, all in the same complex. I would love to take out a home equity loan on each of them, problem is each one is worth less than $40K and the smallest loan I've found a bank will do on a property is %80 at $40K. So my question is does anyone know of a lender that can put all my properties together for an equity loan? Combined assets are roughly $120K free and clear.

Thanks! Or is there a lender that will do one for a low amount?
