PML advice-is this a fair starting point?

Hi everyone, I would like to request for some opinions on some private lending I am trying to establish. I am new to the world of flipping houses, but I have been doing research for quite some time now. Now that I am trying to establish some funds for my deals, I would like your advice on whether these potential numbers are fair, considering I am new(beginner), about to get into my first home project.

Loan is asset based; 65% LTV.

No money down from my behalf, but every thing rolled into the loan.

16% interest paid for as long as I need the loan;  and 6 pts

and a 70/30 split on the profits (this is due to no money down on my behalf)

From your experiences, is this a good starting point?
