Ideas for Raising Down Payment Monies for Multiple Investments

Hello BP!

Long time reader, brand new poster. I am a small investor in the Syracuse, NY area and am looking for ideas as to what my best options may be to raise capital for a down payment fund of sorts. I have several local lenders who are solid for lending on several deals i've sent over, but I want to maximize my OPM strategy and am looking for thoughts on best practices.

A few questions... 

Do you have the deals under contract? If so you may try to wholesale one of them to another investor to pick up some of your money for another deal. 

If that is not an options try friends and family with an open mind. The reasoning behind them giving you money would be an equity stake in the deal (this is assuming your flipping a house).

@Jonathan Casillas Thanks for the feedback. I should have been more clear with the investment objective -- this request is geared towards raising capital for stabilized or value add buy and hold deals to achieve rental cash flows for myself and participating investors.

@Account Closed, are you starting from scratch or do you own a primary residence? Maybe tap a HELOC or rent out rooms to provide income to save up down payments. There are a ton of side hustles to earn some money on the side that could fit whatever skills you have. Along those lines, finding a partner with with cash if you have management or construction skills might work as well.
