How can international PhD student get financing?

Hello everyone! I am an international students on F1 visa starting PhD in this fall. I would like to purchase a home in Atlanta (price~180k) for primary residence with financing. I currently own a rental property also in Atlanta that I would like to use as collateral for the financing of this new home. The PhD income (stipends) will be $26000 per year and will last for 5 years (not sure if school will give proof for "5 year" employment but that is just how long PhD takes). My rental business will generate 14k income. My parents will also give me 20k per year for living expenditure.

I will pay 80k down (almost 50% of 180k) and the rest will come from financing. My credit score is ~750 with about 4 years of on time payment. No bad credit record.

Giving this condition, what are some possible ways for me to get financing? Something like equity loan or HELOC? Or is it possible to obtain loan or credit line from private lenders? Any other ways will also be appreciated. Thank you in advance!
