Down payment for 5th investment property - After 4 mortgages

Hello everyone,

I am buying 2 investment properties in Jersey City, New Jersey and my lender says that I need to put down 30% minimum on both of them since I already have 4 prior mortgages (besides these two) under my name. Can someone please guide me on this? I am looking to put down as less as possible.
