Need an MBA capstone idea

Hope everyone is well.  I'm a current MBA student trying to narrow down a topic for capstone.  I sat with my advisor and concluded that I was interested in subprime lending in minority community.  I'm a bit confused as to where to start.  What are some type of questions I answer in the thesis.  It seems that every questions I come up with has been answered from someone else.  Can someone guide me as to what I can research about when it comes to subprime lending in minority community?  Thanks.
