Portfolio loan in Columbus ohio

Looking to do a portfolio loan on my properties. I need $260,000 to to purchase more duplexes etc. 

Having problems because I have:

 7 duplexes that cashflow at $1100 gross a month but are worth $30,000 each. $210,000

SFH that I own that a family member lives in and generates no money. $130,000

Vacant land of 5 acres. $46,000

Primary residence that needs $20,000 ARV will be $300,000
