80% Cash-Out LTV in Arizona?

Hi Everyone,

I'm looking for a mortgage company who will allow me to refi out of hard money at 80% and cash-out me out. I know I'm chasing the magical white buffalo, but thought if a cash-out refi at 80% existed still, you all would be able to find it. Honestly, the rate doesn't matter much to me. I'm more interested in the fees and being able to get in at 80%. Oh, these are all SFRs in the Phoenix area. Thanks for any advice or leads.
