Looking for Mortgage. Any Advice for West Palm Beach, FL Area

I am looking to obtain a mortgage to begin my purchasing my first property. I do not have great credit. I am somewhere around 600 credit score. My current strategy is to obtain a mortgage for a townhouse for me to move into and after a year move out of it and make it into a rental. From my research (correct me if I'm wrong) it is the most affordable way as down payment required is significantly less then going straight into an investment property mortgage. The properties I am looking at are price ranged around $80k-$120k if it matters.

Just seeking advice and feedback about my strategy and any help from on how should I proceed trying to obtain a mortgage and one that allows me to move out of the property and make it into a rental after X amount of time.
