Moving to CA from Australia

Hi everyone We are moving from Australia to live in Temecula / Murrieta CA which is where my wife is from. Some lenders want 2 years of tax records. Does anyone know of lenders that can assist. We are looking to purchase a property outright for $250k and put a tenant in. We are moving over in 12 months so this will give us one year of tax records. When we move over we will have $100k deposit for a home to live in and was hoping to borrow $300k for that purchase... Any help would be appreciated. Boyd
