Portfolio lender under $75K Indianapolis Properties

I will be finishing up a SFH rehab/ rental in Indianapolis in the next few weeks. The property will be owned free and clear. I'm seeking a portfolio lender (not conventional) that can do a cash out refinance for loan amounts below $75K. I'm running into plenty portfolio loan products but no one willing to lend less than $75K I'm open to recourse and non-recourse. Anyone with any contacts out there?
