Private Money Documentation

Hi All - 

I'm looking to buy a property using private money. A colleague of mine would like to put up the money and I'll take care of the procurement, management, etc. Is there good documentation available that we can use to make sure our agreement is detailed and well spelled out or is this the time that I start to build out my team and call in a lawyer? Any thoughts are appreciated. My current plan is to have her fund the deal, I'll buy it and manage it, use the BRRRR method then rinse and repeat.
