Awesome opportunity!!

Making an offer on a Bank owned. I'm working with a realtor who sent me the deal.

3538 sq ft ranch

5 bed/5 bath

3.55 acre lot on an all sport River with a dock

Forest Hills Schools (one of the best districts in Michigan)

Purchase: $460k

Repair cost: $170k

ARV: $825-900k

Exit Strategy: 1) wholesale (I have a committed buyer)

2) flip (would be a 4-6 month project so HML would be very expensive)

I need funding that can provide POF to go in with the offer. Looking for private money and I'm open to a JV.

Need to move fast as there are 5 other offers in right now.
