Financing Advice -- Mixed Use Property in Pittsburgh, PA

I've got the option to buy a great off-market, mixed-use property minutes from downtown Pittsburgh, and am looking for financing advice.

THE PROPERTY

In short, it's a large three-three story brick structure (plus full basement).  The first story is occupied by a commercial tenant; the top two stories are occupied by residential tenants.  Property comes with off-street parking to accommodate all units.

FINANCING

Looking for both commercial and creative financing options.  Send me your recommendations.  Ideally, I'd like a 30-year fixed mortgage at a rate around 5%.
