Financing options for Mobile Homes w/ Land

Hi, BP! I'm new here. I have paid off all debt but our mortgage. I am very interested in using my disposable income to get into REI. I plan to purchase a mobile home with land in near future. I live in the upstate of SC. Its very common to see 3/2 DW's w/ 1acre for 30k and under. I'm interested in the cash flow and the idea that the land is still worth something in the event that I want out.

I do not want to use our personal emergency fund/savings for this purpose. So I was wondering what my best options are for financing this type of deal. I believe I would like to go with a larger reputable lender for my first time out but I have read that it is sometimes difficult to go the traditional mortgage route with mobile homes. Anyone got any advice or experience with this?

Of course any and all advice concerning this type of REI is welcome.
