Private Funding ideas in Atlanta

Hello everyone! We are looking at some creative financing options in the Atlanta area for both flips and buy & hold (multiple purchases). I'd prefer as little down payment as possible.  We have had lots of success in the past with profitable flips, but they were all done without any loans.  I am a licensed Realtor and most of my experience is with traditional bank loans.  I have researched many options, but I am always open to suggestions and would love to hear some creative ideas.

 Does anyone have a recommendation in the Atlanta area who they have worked with and trust?
