Financing a triplex as a 2nd home

Hello all! I'm interested in a triplex in which each unit is currently being rented and running into finance issues. My plans for this place would be to let a lease run out then move into that unit while keeping the other 2 rented out. I would like to finance the place as a 2nd house and am being told anything 3-units or larger would have to be financed as an investment property if it's not my primary home. Is this actually true and any other ideas for conventional financing? Many thanks!!!
