Broker and Mortgage Lendor - WHAT TO ASK & HOW TO CHOOSE

Hey All,

As I am new to real estate investing, I need some Advise from folks here.

I found a property on MLS and I need to call broker about it and slo get pre approved.

Can anyone help as to what to ask broker who might represent me(buyer) and any suggestions on what to ask mortgage lender and what terms and rates should i look for?
