What Insurance do I need

I am looking at doing a deal with a private money lender and they want me to insure the property for at least what they are going to loan me. What insurance do I need for something like this? It needs to include vacancy, vandalism, and malicious conduct. Should I just get insurance as though I am going to rent it? (which I am going to do) Also the want me to pay the insurance in full for up to 6 months.
