Cash purchase to immediate (or close to) financing 50k-100K

Does anyone work with a private lender or bank for that matter, that will allow you to finance a property purchased with cash within 90 days or less of settlement?  In the market we are purchasing there are a fair amount of properties available for between 50 and 100k that cash deals are just easier to get the property under contract.  The credit union we work with requires a 12 month wait before they would finance us.  We don't want to tie our money up for 12 months and are looking for a lender who will refinance us quickly at 75-80% of the purchase price.

Any recommendations?
